Question: What are
the changes to the Architectural Standards? |
|
Answer: Aluminum wrapped
trim is now allowed for fascia, rake, and frieze boards. Vinyl
siding for corner lots may not require a foam backer if you submit
actual product brand names, style, and specifications to the Town
Architect. The ACC (Architectural Control Committee) may allow
alternative products for specific lots. Please review the new
standards for other minor changes. |

Question: How do I submit plans
to the Town Architect?
|
|
Answer: To submit plans to the
Town Architect you must provide (2) completed copies of Form B and
Form C from the Ladysmith Design Code, (3) copies of Construction
Plans and (3) copies of Site Plan. Click on

Code Forms to download a blank copy of Forms B and C.

Question: What are the fees
required to submit plans for approval?
|
|
Answer: The fee is $150.00 per lot
with check made payable to PlanShop, LLC. Payment is due when plans
have been reviewed and returned to applicant.

Question: What does the Town
Architect do for me?
|
|
Answer: The Town Architect will
review your application to verify the plan meets the Architectural
Standards of the Ladysmith Design Code and check Site Plan for
conformance to the Urban Standards related to your specific lot. We
will also provide you with a letter of approval (or disapproval)
with suggestions of how to comply with the design code. The letter
of approval is required for all Building Permits issued by the
Caroline County Building Department.

Question: How long does it take to
get my plan approved?
|
|
Answer: Usually within two working
days.
|
|
Question: What is considered an
encroachment of my property lines?
|
|
Answer: Encroachments are
exceptions to a setback requirement. Certain architectural features
such as porches, stoops, steps, welled walk-outs, bay windows,
fireplaces, eave overhangs, etc. are allowed to encroach the maximum
as defined in the Urban Standards section of the Design Code.
Maximum allowed encroachment may vary per lot.

Question: Can I have a direct-vent
fireplace on frontage?
|
|
Answer: Direct-Vent fireplaces
are not allowed on Frontage, however you may
incorporate this fireplace within the structure provided it does not
project from the main house. One exception to this is the projection
must appear to be a masonry chimney extending above the roof line
and conforming to the code requirements for a conventional
chimney.

Question: What kind of shingles
can I use?
|
|
Answer: Architectural grade
composition shingles, black, dark gray, or brownish tan. Refer to
Article III of the Design Code.
|

Question: What kind of vinyl
siding is allowed?
|
|
Answer: Horizontal vinyl siding
shall be Lap, Dutch-Lap, Double-Lap or Beaded-Lap a minimum of
0.048 gauge. Vinyl siding uses may vary on individual lots. Refer to Article 1.2 (B) (iii) of the Architectural Standards.

Question: Can I use Stucco on
frontage or elsewhere?
|
|
Answer: Synthetic stucco is only
allowed on gable ends above brick, stone, porches or areas determined
appopriate by the Town Architect.

Question: Can I use cultured stone
as a finished material on frontage?
|
|
Answer: Cultured stone is allowed
on frontage, elsewhere or on foundation walls in a fieldstone,
cobblestone or similar pattern. Stone must return around outside
corners a minimum of 12 inches. Decorative stonework is discouraged.

Question: How can I make a
revision to previously approved plans?
|
|
Answer: Use Form E, Minor Change
Application. Depending on the change requested you may be asked to
resubmit construction plans, Site Plans or other documentation. You
may also have to resubmit your change to the Caroline County
Building Department. An additional fee may also be required with
submission of Form E.

Question: What are the
requirements for window grilles?
|
|
Answer: Snap-in window grilles or
between the glass grilles are permitted if the surface facing the
exterior is painted to match the exterior sash. True divided lights
are encouraged.

Question: Can I use aluminum or
vinyl wrapped fascia or rake trim?
|
|
Answer: Aluminum wrapped trim is
allowed for fascia, rake, and frieze boards only. Wrapped trim is
not allowed for windows, doors, corner boards and skirt boards. |

Question: Can I use aluminum or
vinyl wrapped corner boards?
|
|
Answer: No, corner boards must be
5/4" x 6" solid wood, PVC or solid synthetic material.

Question: Can I use real wood
siding?
|
|
Answer: Wood siding is allowed,
however it is discouraged because of maintenance problems.
|
|
Question: I would like to offer
gas as an option for cooking and/or fireplace. Can I have a gas
cylinder above ground?
|
|
Answer: Gas cylinders 100# or
smaller are allowed above ground provided they meet the the
requirements of the county building code and are placed on the rear
of the house and not visible from any frontage.

Question: Do I need to submit a
landscape plan?
|
|
Answer: You do not have to submit
a landscape plan with your application for final review (Form B). A
landscape plan is suggested before you proceed with any fencing or
planting. Landscaping must comply with the Landscape Standards of
the Ladysmith Design Code.
